What do I need to pay before I move in to the property?

Before you move into a property we will need the following in cleared funds: Five weeks deposit and one month’s rent in advance.

Are there any additional costs?

We require one weeks rent also known as ‘Holding Reserve’ to hold the property and remove from the market. If you are successful this is then deducted from your first months rent upon move in and is non-refundable should the tenant change their mind or provide false/misleading information within the referencing procedure and fail.

A deposit is required, 5 weeks of the rental value (unless the annual rental is above £50,000 per annum and therefore increases to a 6 week deposit) and is logged with the Deposit  Protection Scheme. This amount needs to be paid within 15 days of placing your offer and paying your Holding Reserve.

Tenants are required to pay utilities, council tax, communication services and TV licenses. Tenants will be charged for any indemnifications’ as per the invoice charged. Should a tenant require any changes to a current AST the cost to the tenant is £50 & VAT.

A default fee can be charged for late payment of rent once the rent has been late for 14 days, this charge will be in line with the Bank of England. For the loss of a key/security device, this will be a charge of £15 per device/key replaced and only during office hours.
